The estimate is $348.50 over the entered budget.

  • Example rental unit: departure 2026-10-01, arrival 2026-10-03 (2 days).
  • Available workday time is 2 days × 8 hours per day = 16 hours.
  • Each CSV row treats unit cost as per quantity and hours as total task time; a blank row rate uses the default labor rate of $45.00/hour.
  • Reserve is an explicit planning allowance of 10% of the itemized subtotal. It is not a tax or guarantee.

Know the boundaries

  • The schedule check assumes all entered work can happen during the entered workday hours. It does not reserve vendor windows, inspections, access delays, or travel.
  • Costs are user-entered planning assumptions and are not live vendor prices or tax advice.
  • The platform saves inputs in this browser. It does not create a tenant, property-management, or payment record.

Examples are illustrative. Results depend on the assumptions and measurements you enter.

Method, not guesswork

A turnover plan is a constrained handoff: complete the required work in the vacancy window, then compare a transparent estimate with the approved budget.

Common questions

How is each task estimate built?

Quantity is multiplied by unit cost and labor hours are multiplied by the applicable row rate or plan labor rate, then the task components are added.

How does the schedule check work?

The engine multiplies whole days between departure and arrival by entered workday hours and compares that capacity with task hours.

What does the reserve percentage change?

The reserve is applied to the itemized labor and supply estimate and shown as part of the turnover estimate.
