Practical guide
Turn rental turnover tasks into a visible estimate
TurnKey Turnover is an itemized planning worksheet. Use one row for each cleaning, linen, maintenance, or restock task so a budget review can change one assumption at a time.
Separate labor from supplies
Quantity and unit cost model supplies, while hours and rate model labor. A blank task rate uses the plan labor rate; an entered row rate can represent a different crew or vendor assumption.
task estimate = quantity x unit cost + hours x applicable rate
Read the default task list
The illustrative rows total 460 in itemized costs before the 10% reserve: 220 for deep clean, 95 for linen reset, 80 for paint, and 65 for restock. The engine reports 15 task hours.
Required and optional rows stay visible so the paint touch-up can be discussed without losing the required reset work.
Use required as a review label
Marking a row required affects the report grouping and review. It does not change the entered arithmetic or create a tenant, property-management, or payment record.
