TurnKey Turnover guide
A turnover plan is a constrained handoff: complete the required work in the vacancy window, then compare a transparent estimate with the approved budget.
Make each task auditable
Use one row per task or restock group. Quantity and unit cost model supplies, while hours and rate model labor. Mark required work so optional upgrades do not disappear into the same total.
Check the vacancy window
The tool counts whole days from departure to arrival and multiplies by workday hours. A warning means the current task hours do not fit that planning capacity; split work, add help, or change dates.
Available work hours = (arrival date − departure date) × workday hours per day
Keep reserve visible
A reserve is applied after itemized labor and supply costs. For the illustrative rows, a $220 clean, $95 linen reset, $80 paint, and $65 restock subtotal is $460. A 10% reserve makes the estimate $506.
Save the inputs with the platform controls when the plan is ready to reuse.
Limits and assumptions
- The schedule check assumes all entered work can happen during the entered workday hours. It does not reserve vendor windows, inspections, access delays, or travel.
- Costs are user-entered planning assumptions and are not live vendor prices or tax advice.
- The platform saves inputs in this browser. It does not create a tenant, property-management, or payment record.
